Post-Remediation Mold Clearance

It's a critical step to verify that a property has been effectively remediated and is safe for occupancy after mold damage. During the clearance process, Guzi-West utilizes Mycometer rapid microbiology – on-site technology to determine the actual presence of fungal particles within the affected space. Further, Guzi-West personnel perform a detailed visual inspection of the affected area/s in order to verify the remediation activities have been properly completed and no visible mold growth or the characteristic aroma of mold is present.
Guzi-West utilize a pragmatic approach when conducting mold air clearances. One air sample is collected from within the affected area of the structure, while another air sample is collected from outside the containment, but within the interior, of the structure in order to establish a ‘control’ for use in comparing the analytical results. In accordance with Mycometer air Fungi (MAF) sampling standards, following aggressive air blowing at 1 minute per 100 square feet, the air sample pumping rate is set at 10-15 liters per minute (LPM), and the samples are collected over ten-minute intervals. Following sample collection, the samples are immediately analyzed and read on-site using MAF protocol. MAF protocol measures the level of fungal particles such as fungal spores, micro-, and hyphal fragments. The method is quantitative and shows the amount of fungi present, and thereby the potential exposure in the given area of concern.
Guzi-West utilizes the following information when evaluating mold air quality concerns and to determine passing or failing air clearances: observations from the site inspection, MAF reference values, as well as data presented in the Environmental Protection Agency’s (EPA) Mold Remediation in Schools and Commercial Buildings (2001). The EPA, Center for Disease Control (CDC), and American Industrial Hygiene Association (AIHA) all stress the importance of visual observations and aroma over reliance on air data alone.
If a project is determined “passing” as mentioned above, then Guzi-West will finalize a post-remediation clearance report specifying the findings, sampling methodology, and general recommendations. This report provides assurance that the mold remediation activities completed within the structure appeared to have been adequately completed and no further mitigation actions appear warranted.
It's crucial to note that only qualified professionals with the necessary equipment and expertise should perform mold clearance investigations. DIY mold testing kits are not reliable and may not provide accurate results. In addition to the mold clearance process, we also emphasize addressing the underlying cause of mold growth issues to prevent future damage. This may involve repairing water leaks, improving ventilation, and reducing humidity levels.
